Buyers and Sellers Remain Optimistic
Despite the current softening of Western Australia’s property market, a recent survey conducted by real estate group, Harcourts has found that both buyers and sellers are optimistic about property prices.
The survey, which was completed externally by respondents who had either bought or sold property through Harcourts over the past 12 months, shows that, overall, both buyers and sellers are confident about the future of the state’s property market.
The survey revealed that almost 67 per cent of respondents believe that property prices will stay the same, while almost 34 per cent of respondents believe that property prices will increase over the next 12 months.

In a challenging property market, real estate companies need to focus on living their values and promoting their culture in order to attract and retain staff, suggests Andrew Moore, Chief Executive Officer of Harcourts Western Australia.
“When faced with a challenging property market, real estate agencies need to concentrate on the values and culture that set them apart from their competitors.
“People generally start in real estate to follow their career or financial aspirations, but they stay in real estate for the relationships they develop,” Mr Moore said.
“With the mining industry so strong in Western Australia at present, it is really tempting for people to make the move from real estate to join that industry. The Price Must be Right
Although there is a degree of uncertainty in Perth’s property market, properties that are priced in line with market value are still selling quickly, suggests Andrew Moore, Chief Executive Officer of Harcourts Western Australia.
“People who are looking to buy a property at the moment are looking for value. If a property represents value, then it is sure to sell fast,” Mr Moore said.
Given the current market challenges, Mr Moore suggests that some home sellers need to be more realistic and need to be prepared to actively meet the market in terms of price.
“Some sellers are under the impression that a higher asking price will result in a higher contract price. This is just not true, particularly in a challenging market.

Western Australia Embraces Auctions
Over the past twelve months, real estate group, Harcourts Western Australia have seen a 50 per cent increase in the number of properties sold by auction.
Andrew Moore, Chief Executive Officer of Harcourts Western Australia, believes that the dramatic increase in auction numbers is partly due to the current softening of the state’s property market.
