Calling All Aspiring Business Owners

Real estate group, Harcourts Victoria, has developed a new educational campaign designed for successful sales consultants who want to make the jump to business ownership.

Marguerite Foxall, Franchise Development Manager for Harcourts Victoria, has created a video campaign about the journey of being a successful sales consultant and deciding to join Harcourts as a business owner.

Outlook Steady for Melbourne Market

Despite recent challenges, real estate experts within Melbourne are confident that the conditions within the city’s property market are set to remain stable for the next six to 12 months.

Industry specialists, John Garnett of Harcourts Boronia and Tanja Neven-Jones of Harcourts Frankston are confident that property prices and buyer activity will remain steady for the rest of 2012 as interest rates remain low and housing affordability improves.

“Since June/July last year, there has been a fairly significant market shift, with property sales prices dropping off slightly.

“Over the next six to 12 months however I believe the market will remain fairly stable. I can’t see property prices dropping or rising too much in the near future,” Mr Garnett said.

A Match Made in Waverley

The face of real estate in Waverley is changing as two major companies, Harcourts Glen Waverley and Judd White Real Estate, are merging to form one of the region’s largest agencies.

Harcourt Glen Waverley, named Harcourts Victoria’s number one auction office for 2011/2012, have merged with Judd White Real Estate, one of the most well-known and highly respected brands in the area, servicing the City of Monash for over 35 years.

Consumer Confidence Grows in Victoria

Despite the current uncertainty within Victoria’s property market, a recent survey conducted by real estate group, Harcourts Victoria has found that both buyers and sellers are optimistic about the future of property prices.

The survey, which was completed externally by over 1,400 respondents who had either bought or sold property through Harcourts over the past 12 months shows that, overall, both buyers and sellers are confident about the future of the property market.

The survey revealed that almost 33 per cent of respondents believe that property prices will increase over the next 12 months, while almost 36 per cent of respondents believe that property prices will remain stable.

The survey results also suggest that first home buyers are back in force with almost 31 per cent of respondents suggesting that they had recently purchased property for the first time.

Property Professionals Call for Tax Reform

With the Federal Treasury expected to collect close to $3.8 billion in stamp duty this year, property professionals are calling for the highly disputed tax to be streamlined across Australia.

Currently, there is a lack of uniformity in stamp duty rates across the country which is a cause of concern for property industry professionals and home buyers alike, suggests Brent Pullar, Chief Executive Officer of real estate group, Harcourts Victoria.

For a $400,000 home, first-home buyers in Victoria, South Australia and Tasmania are paying over $12,000 in charges while those in New South Wales, Queensland, Western Australia and the Northern Territory pay nothing.

First-home buyers in the $700,000-plus bracket pay as little as $8,130 in the Northern Territory compared with $34,800 for a standard purchase. On the extreme end of the scale, Victorian’s generally pay over $41,500 for a property in this price range.

Victorian Property Market Shows Signs of Stability

The property market within Victoria is starting to show signs of stability, suggests Paul English, Corporate Auctioneer with real estate group, Harcourts Victoria.

“The state’s property market is fairly steady at the moment, with the auction clearance rate hovering around the 60 per cent mark.

“From March 2011 to March 2012 there hasn’t been a great deal of change in the market. The most notable difference is that buyers now have more options and choices in terms of housing.

“Last year buyers were competing for properties but now properties are competing for buyers,” Mr English said.

According to Mr English, real estate professionals need to work harder and smarter in this market in order to succeed.
